The first step in the rental process is to contact us with the specifics of what you are looking for
- budget
- move-in date
- locations of interest
- # of rooms
- parking requirement

A search of the MLS system is conducted and a list is sent to you via email. This list is fine tuned to include all suites within you requirements and includes a map, pictures and unit details. You will also be automatically notified daily when new suites come onto the market

From the list of rental suites, choose which ones you would like to go see in person. Depending on your schedule, appointments can be booked for the daytime, evenings or weekend showings

Once we have found a suite you love, the rental application will then be diligently prepared, explained in detail and presented to the property's rental representatives. If approved, the closing preparations begin. If countered, the revised offer is given back to you for final approval

Once an Agreement to Lease has been approved by both the Landlord and the Tenant, the closing preparations will commence. These include:
- deposit
- tenant insurance
- elevator reservations
- utilities setup
- post dated cheques

On or before closing, keys will be available for pick-up at the rental suite

Preparation & Pre-Qualification
One of the most important things about renting in Toronto is being prepared when you find your ideal place:
- Have your deposit ready To rent an apartment in Toronto, you’ll need to provide first and last month’s rent. Most landlords will require it to be a certified cheque or bank draft.
- Prepare your references Any good landlord will check your references before agreeing to rent their unit to you. And please provide cell numbers for easy reference checking!
- Get a Confirmation of Employment letter You’ll need to prove that you’re employed or otherwise financially viable to rent in Toronto. And don’t forget to make copies in case you don’t get the first place you apply for.
- Do a credit check on yourself and have it ready to provide to a prospective landlord Most landlords will require it – you can order one online at Equifax or Transunion for $4.95 for the first month. SAVE CREDIT REPORT AS A PDF DOCUMENT. (*Please note, if you don't cancel after the 30 day trial, you will be charged a monthly fee.)
- Prepare your Bank Statements Any good landlord will want to make sure you have sufficient funds to maintain a standard quality of life while paying your rent. Please provide the last two months of bank statements.
Property Search
A search of all available rental properties is conducted and sent to you via email. This list includes all suites within your specific requirements:
- budget
- location
- # of bedrooms
- other criteria (i.e. parking, locker, balcony, etc.)
Note: We can help you find any rental listing on the MLS & apartment buildings (owned and managed by one company) that don’t generally list their properties for rent with realtors.
Property Showing
From the provided list of available suites, choose which ones you want to see and when. The appointments will be booked and we will meet to see them in person
Rental Application
When we have found a suite you love and want to live in, an offer to lease will be prepared, explained in full, and presented to the agent representing the Landlord.
Prepare For Closing
Once an Agreement to Lease has been approved by the Landlord and Tenant, the closing preparations will be arranged
